86 Third Street

The 86 Third project represents a successful infill redevelopment in the heart of downtown Los Altos, California. Situated on a half-acre parcel previously occupied by early residential structures converted to commercial use, the project was strategically entitled in 2015 and broke ground shortly thereafter with the construction of an underground parking structure.

By late 2017, construction of the residential units was complete, and all homes were sold within six months—several transacting off-market to a competitive pool of all-cash buyers. The exceptional location and premium construction quality attracted strong demand, and since the original sales, property values have more than doubled, delivering substantial capital appreciation to initial investors.

This project underscores the value of well-located, thoughtfully executed urban redevelopment in supply-constrained Silicon Valley submarkets.

86 Third – 19 Residential and 6 Commercial Condominiums

Two Corners – Barranca Terrace and Cortez Avenue

The Two Corners project is a successful example of strategic land assemblage and high-quality residential development in Sunnyvale, California. Initiated in 2006, the project involved consolidating multiple residential parcels to create a cohesive sixteen-unit luxury townhouse community under a Planned Unit Development (PUD) structure.

Construction commenced in 2007 and was completed in 2009, at the height of the global financial crisis. Despite challenging market conditions, unit sales began upon completion and concluded in 2010. The project’s ability to achieve sell-through during one of the most difficult economic periods highlights the enduring demand for well-located, premium-quality housing in Silicon Valley.

Two Corners stands as a testament to the long-term value of disciplined development practices and resilience in project execution.

435 Sheridan

435 Sheridan was a high-profile residential development project located in the heart of downtown Palo Alto. Completed in 2003, the project delivered 35 luxury condominium residences following a four-year entitlement and construction process. The development transformed a historically significant site formerly owned by a Nobel Laureate affiliated with Stanford University.

In recognition of the site’s legacy, the project incorporated a commemorative element honoring the property’s academic and cultural heritage, further enhancing its prestige within the community. The final product featured high-end finishes, secure underground parking, and immediate walkability to downtown Palo Alto, Stanford University, and Caltrain—making it one of the most sought-after residential offerings in the city.

Strong buyer demand upon completion underscored the enduring value of well-located, thoughtfully developed projects in Silicon Valley’s most competitive submarkets.

BayTech – South San Francisco

BayTech

Bay Tech North was a strategically located multi-tenant office property situated just off Highway 101, at the northern gateway to the Peninsula and immediately adjacent to the San Francisco city/county line. At acquisition in 2014, the asset was 95% leased, with over half of the rentable area occupied by investment-grade tenants.

The property’s central location—equidistant from downtown San Francisco and San Francisco International Airport (SFO)—made it highly attractive to a diverse mix of tenants, including those in the tech, life sciences, government, and professional services sectors. Following acquisition, the ownership group executed targeted renovations to enhance building appeal and operational efficiency, fully leased the property, and positioned it for long-term value.

The asset was sold in 2018 following a competitive bidding process, delivering strong returns after four years of stabilized performance and market appreciation.

5100 El Camino

The 5100 El Camino project was a strategic infill redevelopment and land assemblage that transformed two aging commercial strip malls into a vibrant residential community. Completed in 2007, the project delivered 29 luxury for-sale condominiums, demonstrating strong market demand for high-quality housing along the El Camino Real corridor between Los Altos and Mountain View.

This development contributed to the growing residential overlay vision for the El Camino corridor, aligning with regional planning goals to increase housing availability in well-connected, amenity-rich areas. The project offered residents immediate access to transit, retail, and major employment centers while enhancing the architectural character of the area.

Over the past fifteen years, consistent resale activity and value appreciation have validated the long-term desirability of the property and the foresight behind this type of smart, mixed-use revitalization.

542 Lassen

The project consisted of four luxury condominiums in Loa Altos, CA.

Included one below-market-rental. Completed in 2006.

340 Highlands

The project includes thirteen residential apartments located nearby the University of Santa Cruz.

Includes a group of six private investors holding the property in an LLC.

St Nicholas Parrish Hall

The new Parish Hall was built in a style that matches the St Nicholas Church with the intention of blending the new building with the original – making the pair of buildings appear to have been built together over one hundred years ago.

BKNDS donated the mechanical and electrical engineering designs and project managed the design and construction, including building activation to enable the church to begin operations seemelessly.

Mountain View Dayworkers Center

BKNDS donated the fundraising efforts, mechanical and electrical designs, and project management to build this important building for the Day Workers of mountain View organization that had been moving from leased location to leased location for the previous ten years.

With this new long term solution, the organization provides a safe and stable location to provide training and assistance to the local day worker population.
